Buyer cancelled year long custom restoration order

Opinion on an odd situation.

Designer bought  18th c furniture piece for himself, and requested a mid level restoration which there would be a charge for later (about 3x the base cost). He knew this would take several months as it was a huge project on an amazing piece of history.

Along the way I sent updates, then emailed photos and an invoice when it was ready to ship.  He ghosted me for months, even after I emailed his googled company email.  Now, I have other projects to do, don't have the room for this very heavy large piece. I gave him 5 months and then finally had to try to sell it.  Eventually, months later I was able to sell it, but less than expected.  I let him know that I had to do this but still no response.  So, after 2 years of this listing flagged as late to ship, I had to mark it as complete.  Now, suddenly he responded saying that he has had to downsize and just doesn't have need for it anymore and wants his deposit back.

What would you do?
