Offers through Conversations

I have received several offers through conversations from shoppers for items in my shop. For the few offers I have agreed to, I tell the customer I will refund the agreed upon amount after I receive the order. Is there a better way to handle these offers? Like change the item price before they purchase? I'm asking because after I agree on the new price, I never get the order or receive anymore messages through conversations. I'm I doing something wrong?

Put a reserve on the listing by sayin in the title "this item is reserved for name"
edit the price given them 3 days
