PDF and physical item in one listing???

I need a to add a PDF to a physical item I'm planning to list in my shop. Is there any way of adding a PDF for immediate download when a physical item is purchased????? It seems only a physical item or immediate download is possible with a listing.

There should be an option/way to do this Etsy Tech.

Any ideas????
